Division of Florida Condominiums, Timeshares, and Mobile Homes
The division is organized under two functional units: the Bureau of Standards and Registration and the Bureau of Compliance. Division telephone inquiries are answered through the Department's Customer Contact Center at 850.488.1122
The Bureau of Standards and Registration
The Bureau of Standards and Registration reviews and approves all public disclosure documentation prepared by those who offer condominiums, cooperatives, timeshares, and leased spaces in mobile home parks to the public. Filing materials for each program area are available under the appropriate division program links on the left side of this screen.
The Bureau of Compliance
The Bureau of Compliance ensures compliance with statutory and administrative rule requirements, primarily through the receipt and resolution of complaints filed with the division. Upon receipt of a written complaint, the division determines whether the alleged activity is subject to division jurisdiction and whether sufficient documentation has been submitted to initiate the opening of an investigation. After an investigation is opened, the division collects evidence to determine whether the alleged violation can be substantiated. The division may use many tools to resolve complaints: education, settlement agreements and formal administrative action including the imposition of penalties. The division has offices in Tallahassee, Tampa, Orlando and Ft. Lauderdale to carry out these functions. It also employs attorneys that arbitrate certain condominium, cooperative and homeowner association disputes.
